Office tenant representation for an out-of-state company forced to relocate when their Indianapolis landlord moved to reclaim their space. SRG coordinated tours of nine properties with leadership flying in, narrowed the field to three north-side options, negotiated competing RFPs, and delivered an executed lease and tenant move-in 8 days ahead of the hard March 31, 2026 deadline. How are commissions structured?

Commission structure varies by transaction type. For landlord representation, we charge a percentage of gross lease value over the term. For tenant representation, our fee is most often paid by the landlord through a co-broker arrangement, at no direct cost to the tenant. For investment and owner/user sales, we charge a percentage of sale price. Full structure is laid out in writing before any engagement begins.

Do you require an exclusive listing agreement?

Yes for landlord and seller representation. Exclusive listings let us invest fully in marketing, intelligence gathering, and broker network outreach without conflicts of interest. Terms are property-specific and outlined clearly in the listing agreement before signing.

How long does a typical deal take?

Leasing: 30 to 120 days from listing to executed lease, depending on space type and market activity. Investment sales: 60 to 180 days from listing to close. Owner/user sales: 60 to 180 days, sometimes longer due to SBA financing timelines. Larger and more complex transactions take longer. We'll give you a realistic timeline at the start of every engagement.

How do you market a property?

Multi-channel. Standard placement on LoopNet, Crexi, and CoStar. Direct outreach to prospects, active tenants and retailers, and the active broker community in Central Indiana and beyond. Owned channels — our website, email list, and social — for relationship-based marketing. Custom collateral including aerial photography, marketing flyers, and offering memoranda based on what the property warrants.

Can you work with out-of-state clients?

Yes. We regularly represent out-of-state landlords, tenants, and investors on Central Indiana assignments. We can also coordinate with brokers in other markets through co-broker arrangements when a client has needs outside our service area.

Do you also manage properties?

Yes. Many of our brokerage clients also engage SRG for property management on the same or different assets. The two services are independently priced but reinforce each other operationally — we already know the property, the tenants, and the rent roll, which makes both jobs sharper.

What if I need help with something outside leasing or sales?

Consulting work covers everything that doesn't fit cleanly into a leasing or sales engagement — site selection studies, portfolio strategy, lease-vs-buy analysis, complex dispositions, and market entry research. Separate engagement, separate fee structure. See our Consulting page for detail.
