How we onboard your property

The first 30 days set the tone for the next thirty years.


Onboarding a property is the most important thing we do for a new client. Done well, it surfaces issues you didn't know existed, gets reporting on a clean foundation, and aligns vendors and tenants under one set of expectations from day one. Done poorly, you spend the next two years discovering what got missed.

Here's how we run it. Three people, three lanes, with the VP and the Owner walking every property together during the kickoff. Two senior people on every onboarding walk, not a contractor and a clipboard.

Role 01

VP, Property Management

Owns the operational and physical side of onboarding. Establishes operating bank accounts and reserves. Documents and contracts maintenance vendors. Walks every property with the Owner to document existing conditions and build the maintenance and capital plan together. Sets the cadence with tenants and the contractor list with owners.

Role 02

Assistant Property Manager

Owns the tenant and building data side. Introduces tenants to the new PM relationship, abstracts every lease, reconciles security deposits, and captures every operational detail of the property — HVAC vendors, fire system, alarm codes, utility accounts, the works. By day 30, the entire property exists in one cleanly organized place.

Role 03

Owner

Personally onboards the financial side. Ledgers, balance sheets, prior-year reconciliations, operating and tenant financials. From day one through the first close, an owner of SRG is reviewing your books. We don't hand your financials off to associates. We never will.

By day 31, you have a property that's clean on the books, clean in the field, and being served by a team that already knows the answers to questions you haven't asked yet.

We don't stop walking your property after day 30.

Exterior walk

Owner, VP, and Maintenance Manager — or some combination of the three — walking structural elements, roofs, parking lots, signage, and grounds. Findings logged, prioritized, folded into the capital plan.

Tenant interior walk

Every tenant suite. Interior conditions documented, deferred maintenance flagged, tenant pain points caught before they become tenant complaints.

This is how we catch the roof leak before it becomes a capital project, and the tenant frustration before it shows up as a non-renewal. Built into the service. Not a la carte. Not an add-on.

How is property management priced?

Pricing is property-specific and based on the work each asset requires. After a walk-through and a look at your current operating statements, we send a written proposal with the management fee, what's included, what's not, and what optional services run separately. The proposal is free.

How long does onboarding take?

Roughly 30 days for a single property, longer for multi-property portfolios. Onboarding is structured (see above) and runs in parallel with your existing manager's notice period, so there's no service gap on the property.

Can you handle my property type or size?

We manage everything from single buildings to multi-asset portfolios across retail, office, light industrial, mixed-use, and specialty asset classes. If we're not the right fit, we'll tell you in the first conversation.

How do you handle maintenance and vendor work?

Tenants have both an AppFolio portal for routine work orders and a direct line to a live SRG team member when they need one. Emergencies always reach a human. We dispatch from a vetted vendor list refined over years of operating across Indianapolis, Carmel, Fishers, and the surrounding Central Indiana markets. We benchmark pricing on every project, and invoices get reviewed before they get paid.

What's the exit if we're not happy?

Reasonable exit terms in every contract. Most of our property management relationships run for decades. None of them last because we trap clients.

Do you also do leasing on the properties you manage?

Yes, with separate leasing fees. Many owners prefer one team handling both because we already know the property, the tenants, and the rent roll. We can also work with your existing leasing broker if you'd prefer to split the work.
